Is your service really free?

Yes. Apartment communities pay me a commission when you lease through me.

There is no cost to you for using my service.


When should I start looking?

The best time to start seriously looking is about 30 days before your move-in date.

That’s when:

  • pricing is most accurate
  • availability is reliable
  • specials are current
  • properties are willing to hold the unit for your move-in

If you’re 60–90 days out, we can connect closer to your timeline.


Can you negotiate rent or get me a better deal?

No. Pricing is controlled by the apartment communities.

However, I can:

  • explain how pricing works
  • help you understand specials
  • make sure you’re comparing options correctly

Do I still need to do my own research?

You’re welcome to, but most clients find that I can save them a lot of time by narrowing down the best options quickly.


Can I reach out to properties myself?

Yes — but please let me connect with them first.

This ensures:

  • your tours are properly coordinated
  • your information is consistent
  • everything is tracked correctly on the back end

After that, you’re free to communicate with them as needed.


How many apartments will we look at?

Typically:

  • we review 5–8 options
  • tour 2–3 properties

This keeps things efficient and avoids decision fatigue. The last thing we want to do during this process is overwhelm you.


Will you come on tours with me?

Whenever possible, yes. I will even tour on your behalf if you can’t make it!


What happens after I apply?

I’ll stay involved to:

  • help with any questions
  • coordinate with the leasing team

Just let me know where you applied so everything is tracked properly.


What if I don’t qualify?

Every property is different, but I can help guide you toward options that are more likely to work based on your situation. I can’t guarantee that you’ll qualify, but I can help to gather information that helps you have the best chances.
