~3x the monthly rent (before taxes and before specials)

Example:

  • $1,800 rent → ~$5,400/month income

Important:
Even if a property is offering a special (like 1–2 months free), you still need to qualify based on the full market rent, not the discounted rate.


Credit

Most properties evaluate credit in ranges similar to this:

  • 300–579 — Needs Improvement (may require a guarantor or special approval)
  • 580–669 — Fair (often approved with strong income or conditions)
  • 670–739 — Good (generally approved at most communities)
  • 740–799 — Very Good (strong applicant)
  • 800+ — Excellent (top-tier applicant)

Credit score is important, but so is your overall credit history.


Employment

Properties typically look for stable and verifiable income.

  • Many will accept an offer letter if you’re starting a new job
  • Some may require consistent work history (usually 6–12 months)
  • Self-employed applicants may need to provide additional documentation

Co-Signers / Guarantors

Typical requirements:

  • 4–5x the monthly rent in income
  • strong credit

This can be a helpful option if you’re close to qualifying but not quite there.

  • Prior evictions can make approval very difficult
  • Certain felonies or criminal history may limit options
  • Recent or severe issues can significantly reduce approval chances
