Important:
Even if a property is offering a special (like 1–2 months free), you still need to qualify based on the full market rent, not the discounted rate.
Credit
Most properties evaluate credit in ranges similar to this:
- 300–579 — Needs Improvement (may require a guarantor or special approval)
- 580–669 — Fair (often approved with strong income or conditions)
- 670–739 — Good (generally approved at most communities)
- 740–799 — Very Good (strong applicant)
- 800+ — Excellent (top-tier applicant)
Credit score is important, but so is your overall credit history.
Employment
Properties typically look for stable and verifiable income.
- Many will accept an offer letter if you’re starting a new job
- Some may require consistent work history (usually 6–12 months)
